    The main house has six bedrooms. The guest house has a king bedroom, two sleeper sofas, and its own kitchen, dining area, office and living room, so two families can share the estate and still have room apart.

    A heated pool, a 12-person swim spa hot tub, a 16-seat theater, game rooms, fire pits, a lit yard, and a professional-grade basketball hoop.

The space

The space

The Birch Estate is laid out for large gatherings: a main house and a private guest house with seven bedrooms between them, and room to spread out in shared and private spaces.

There are two fully equipped kitchens, multiple dining areas, bar seating, and a wet bar for cocktails or coffee. Fireplaces, wood-burning and gas, warm the evenings.

For entertainment there is a 16-seat soundproof theater with a popcorn machine and mini fridge, and game rooms with ping pong, foosball, pool and air hockey. Outside: cornhole, horseshoes, and a lit yard for the evening.

Wi-Fi runs through both houses, and the main house has a dedicated office with a printer, for a company retreat as easily as a family reunion.

The whole estate is yours: both houses, the heated pool, the hot tub, the theater, the game rooms and the grounds, including a private wooded trail and hammocks. Only the detached garage is off-limits.

The area, noted

Greenfield Park is a quiet hamlet in the Hudson Valley. The estate sits on a country road, surrounded by woods and open sky.

Inness, in nearby Accord, has a farm-to-table restaurant, golf and views. Westwind Orchard & Farm has wood-fired pizza, cider, seasonal picking and a farm store, a short drive away.

Mountaindale and Ellenville have cafés, craft breweries, vintage shops and hiking trails, and Minnewaska State Park, Sam’s Point Preserve and the Shawangunk Ridge are close by.
